Most of the houses we get called to went up between 1954 and 1984, with the median landing around 1966. That means a lot of original torsion spring setups, steel tracks that have seen fifty winters, and openers that were never built for this climate band - we're a COLD severe zone, and that matters for how hardware ages and how lubricants hold up.
We don't take every job. If a door is a total write-off - rotted bottom panel, a track bent past true, hinges rusted through - we'll say so instead of patching it for a service call fee and having you call someone else in six months. We also don't do new construction installs as a standalone business; our work is repair and replacement on existing homes, not builder contracts.
If you've got a door that's been fighting you for years and parts for it stopped being made a decade ago, we'll tell you straight whether it's worth fixing or whether a full replacement unit is the better spend. We'd rather lose a repair job than oversell one.
